Who Are We?

Hi! We have several new followers and subscribers so we wanted to re-introduce ourselves if you're new to following us. We're glad you're here! It's nice to meet you; we're Splinter Creek. Here's a bit more about our community.

1. Who are we?
We are Splinter Creek, a modern, lake house community located in north Mississippi. Our entire property is about 650 acres with three spring-fed lakes. All of our homesites are lakefront, which means more than 400 acres of our land is in conservation. We have lots of hiking trails, community gathering spots, and quiet places to fish and enjoy nature.

2. Where are we?
We're about an hour south of Memphis, Tennessee, and about 15 minutes from Oxford, Mississippi. You can read more about our other, smaller surrounding communities here.

3. What is a modern, lake house community?
Our guidelines ensure that houses built here have a modern architectural aesthetic. In addition, all Splinter Creek homes complement the natural surroundings, overall character of the community, and beauty of Splinter Creek.

4. Who lives there?
To date, we've sold about two-thirds of our lots, with about 9 lots remaining (a few lots have yet to be released). Our buyers so far are from Charlotte, New Orleans, Washington, D.C., Atlanta, Dallas, Memphis, and Jackson and Oxford, Mississippi. We have a mix of young families and older couples, and part-time and full-time residents.

5. What is the building process like?
Residents have two building options:
a. Buy a lot and bring your own plans/architect and contractor of your choosing.
b. Buy a lot and license our model home base plan (2,200 sq ft). This option provides the buyer with detailed plans, specifications, and material choices for replicating the Splinter Creek model home.

6. What are your lots like?
Our lots range in size from 2-15 acres, and all have waterfront lake access. Our property has beautiful rolling hills and ridges that make wonderful homesites. There is an annual HOA fee that covers ground, lake, and road maintenance, common areas, insurance, and security, and an on-site project manager who oversees maintenance projects.

7. What is Splinter Creek lake life like?
Our three, spring-fed lakes are the North Lake (45 acres)), South Lake (25 acres), and Partners Pond (8 acres). They were built for swimming, boating and fishing. They were professionally stocked with Coppernose bluegill, shellcracker, and Tiger Bass and are managed monthly by American Sport Fish, one of the largest producers of live, freshwater fish for stocking in the southeast U.S. Electric motors, canoes, kayaks, and paddle boards are encouraged and allowed anytime. No jet skis or wave runners are allowed.
